- Restaurants and foodservice — range hood electrical, walk-in cooler/freezer dedicated circuits, NEC 210.8 GFCI compliance, kitchen prep area lighting.
- Medical and dental practices — equipment power for imaging and autoclave loads, isolated power where required, emergency egress lighting.
- Multi-family and condominium properties — common-area electrical, garage and parking lighting, EV charging infrastructure for residents.
- Warehouse and industrial — LED high-bay retrofits, dock equipment circuits, motor disconnects, three-phase service.
- Automotive shops — lift power, compressor circuits, paint booth electrical.
- Salons, spas, and personal-service businesses — styling station circuits, water heater dedicated circuits, mood-lighting and dimmer control systems.
Permits, Inspections, and AHJ Coordination
Most commercial electrical work in Northern Virginia requires a permit pulled by a licensed electrical contractor and an inspection by the local Authority Having Jurisdiction (AHJ). SparkWise Electric handles the full coordination so the GC, property manager, or tenant doesn’t have to:
- Fairfax County — Department of Land Development Services (LDS)
- Arlington County — Department of Community Planning, Housing and Development
- Loudoun County — Building and Development via the LandMARC portal
- Prince William County — Building Development via the ePortal
- City of Alexandria, City of Falls Church, City of Manassas, City of Manassas Park — each has its own building department
- Maryland — Montgomery County DPS and Prince George’s County DPIE
We pull the permit, schedule the inspection, and meet the inspector on-site so the inspection passes the first time. For multi-phase commercial buildouts, we coordinate rough-in and final inspections to align with the GC’s critical-path schedule. Certificates of insurance for property owners and GCs are available on request.
Why a Licensed Commercial Electrician Matters
Commercial electrical work carries higher consequences than residential work, and the AHJs treat it accordingly. SparkWise Electric is a fully licensed Virginia and Maryland electrical contractor (VA Master Electrician License #2710064102; VA Electrical Contractor License #2705160838; Maryland Statewide Master Electrician License #16613).
That license means the work is permitted under the right contractor name, the inspector signs off, and your insurance, lender, and tenant agreements stay in force. Unlicensed or improperly permitted commercial electrical work creates lien risk, OSHA exposure for tenants and employees, and may void the property’s insurance coverage if a fire or electrical incident occurs. The cost difference between a licensed contractor and unlicensed work is small compared to the downstream risk.
Commercial Electrical FAQ
Do you provide a certificate of insurance for the property owner or GC?
Yes — we provide COIs on request before mobilizing on a commercial site. We carry general liability, workers’ compensation, and commercial auto coverage and can name your property owner or GC as additional insured for the project.
Do you work after-hours or weekends for commercial sites?
Yes. For occupied commercial properties where daytime work isn’t feasible — restaurants during service hours, retail floors during open hours, medical practices during patient hours — we schedule electrical work after-hours, overnight, or weekends.
Do you pull the permit and meet the inspector?
Yes. The permit is pulled in our contractor name, and we meet the inspector on-site for both rough-in and final inspections. The GC, property manager, and tenant don’t need to be present.
Can you bill per phase on a multi-week buildout?
Yes. Commercial buildouts are typically billed at rough-in completion and at final-inspection sign-off, with milestone-based progress payments structured around the GC’s draw schedule.
What is your typical response time for a commercial repair call?
Most service calls in Northern Virginia are responded to within 24–48 hours during business hours. For active outages on occupied commercial properties, we prioritize same-day response when possible.
Do you handle utility coordination for service upgrades?
Yes. For commercial service upgrades requiring meter changes or service-drop relocations, we coordinate directly with Dominion Energy or the relevant utility, schedule the meter swap, and align the work with the inspection sequence.
Are you licensed for commercial electrical work in Maryland?
Yes. SparkWise Electric holds a Maryland Statewide Master Electrician License (#16613) and is approved to perform commercial electrical work in Montgomery County, Prince George’s County, and other Maryland jurisdictions through the appropriate county DPS / DPIE permit channels.

Commercial Work Across Northern Virginia
SparkWise Electric has completed more than 230 commercial jobs — retail, restaurant, office and tenant fit-out, warehouse, and property-management service calls. Our busiest commercial markets by completed job count: Gainesville, Manassas, Arlington, Woodbridge, Herndon, Ashburn, McLean, Fairfax, Alexandria, Fredericksburg, Reston, Burke and Springfield.
Commercial work runs on different constraints than residential, and most of them have nothing to do with the electrical. Occupied spaces. After-hours windows. Property managers, facilities vendors and work-order portals. Landlord versus tenant responsibility. A store that cannot close, a kitchen that has to open at eleven.

We Work Inside Your Vendor Process
This is the part that separates a commercial electrician from a residential one who takes commercial calls. A large share of our commercial work arrives through facilities-management and work-order platforms, not phone calls. We are set up for it: PO and work-order references, portal check-in and check-out, cost authorization before we proceed, site sign-in procedures and designated entrances, and NTE limits respected rather than discovered afterwards.
If your facilities team dispatches through a vendor portal, we can operate in it. If you are a single-location owner who just needs someone to answer the phone, that works too.
What We Actually Get Called For
Anonymized, from our own job records — these are the recurring patterns.
- Lighting out in a sales floor or retail space. The single most common commercial call. Usually a mix of failed lamps, failed drivers and a couple of circuits that need tracing. One Manassas retail location had four sets of store lights out; the fix was a combination of lamps and the ports feeding them.
- A dead outlet at a critical station. A restaurant host stand in Stafford, a fitness-studio front desk in Ashburn, a tenant's dishwasher circuit in a DC building. Small jobs, but they stop business until they are fixed.
- Kitchen and hood equipment. Control-package relays, hood controls and equipment circuits in restaurant kitchens — often the thing that has actually failed is a relay inside the control box, not the equipment.
- Aging service equipment. An Alexandria commercial client had a 40-plus-year-old panel that needed replacing. Service work on an occupied commercial building is a coordination job with the utility as much as an electrical one.
- Signage and exterior. Storefront sign circuits, parking-lot and pole lighting, exterior fixtures. Pole heights sometimes rule out an approach — on one Ashburn site the pole was too high for the proposed method and we said so rather than improvising.
Three-Phase and Larger Service
We work on three-phase equipment and distribution — 208V and 480V systems, main-lug panels and panelboards. Completed examples include a 125A indoor main-lug three-phase panel in Tysons and a 225A three-phase panel in McLean. If your building is three-phase, say so when you call; it changes what we bring.
See commercial panel upgrades.
Commercial Lighting
LED retrofits are a large part of our commercial work — ballast-bypass conversions, troffer replacements, high-bay fixtures and the exit and emergency lighting that comes with them. A typical retrofit job is not just the fixtures: emergency ballasts and exit signs have their own requirements and their own failure mode, and they are usually overdue by the time anyone looks at them.

Tenant Fit-Out and Build-Out
Office and tenant work is roughly one in eight of our commercial jobs. New demising walls mean new circuits, new lighting layouts, new data and low-voltage. The electrical is rarely the long pole — the schedule is. We plan around the other trades and around the landlord's building rules.
See tenant improvements and structured cabling.
Repairs and Emergency Response
Most commercial calls are repairs, not projects. Nuisance tripping, dead circuits, failed equipment feeds, burning smells, panels that run warm. We troubleshoot before we replace, because replacing the visible part when the fault is upstream just buys a repeat visit.
See commercial electrical repairs.
Permits, Licensing and Inspections
Commercial permits are their own process, and commercial inspections are stricter than residential ones. We pull permits under our own license and we meet the inspector. We file in Fairfax County through the PLUS portal, Loudoun County through LandMARC, Prince William County through the ePortal, and directly with Arlington County, the City of Alexandria, Falls Church, Manassas, Manassas Park, Stafford, Fredericksburg and King George. We also hold a Maryland Statewide Master Electrician license and work in Montgomery and Prince George's counties.
Requirements vary by jurisdiction and by occupancy type, and they change. We confirm the current rule with the authority having jurisdiction on each job rather than assuming last year's process still applies.
Commercial FAQ
Can you work after hours? Yes. A large share of our commercial work is scheduled outside operating hours, and we plan it that way from the estimate rather than surprising you with it.
Do you work with property managers and facilities vendors? Yes — PO references, work-order portals, cost authorization and NTE limits are normal for us.
Can you handle three-phase? Yes, including main-lug panels and panelboard replacement.
Is my problem a landlord or tenant responsibility? We will tell you what we find and where the demarcation sits, but the lease decides. We put findings in writing so you can take them to whoever owns the fix.
Do you give a fixed price? For defined scopes, yes. For troubleshooting we quote the diagnostic, then the repair once we know what it is — quoting a repair before diagnosing it is guessing.
